On July 1, 2019, the Home-Sharing Ordinance takes effect. The result of over four years of work, the ordinance takes important steps to protect the City’s housing stock while enabling responsible home-sharing to occur in a host’s primary residence, subject to clear rules and a regulatory framework.
The new rules permit short-term rentals of a primary residence—defined as a place where the host lives at least six months out of the year—after registering with the City. Residences that are subject to the Rent Stabilization Ordinance or other affordability provisions are not eligible for Home-Sharing.
Hosts who are currently operating have four months to register through the City’s online portal before enforcement begins on November 1, 2019. Hosts who wish to begin operating can register with the City at any time beginning July 1, and the process can be done completely online.
